The big US listing sites now let you describe a home in plain English and refine it by chatting, and two also work inside a general chat assistant. Their newest modes compare homes, explain what you can afford and book the tour, some still in beta. Finding the house is solved; the offer and the contract still run through a licensed human.

the catchEvery real-estate AI is, at heart, a very polite funnel toward a human agent and their commission.

AI home search: describe the house, not the filters

Type the house the way you would describe it to a friend: three bedrooms, under $600,000, a yard for the dog, 25 minutes to downtown. The conversational modes on the sites above turn that into a search, then let you react to a listing ("this kitchen is too dated", "closer to the school") instead of starting over, and several remember your preferences between visits. Check which filters it actually applied, because the results are only as good as that translation.

Each assistant searches its own site's listings, not the whole market, so run the same request on two of them. And know what the chat is for. One big portal told shareholders in August 2026 that people using its conversational mode share their timeline and finances, and contact an agent at nearly three times the rate of other users. Decide what you tell it before it asks.

AI for real estate agents: what it already does

Most of the time saved is in writing and follow-up. In the national realtors' association 2025 technology survey, 46% of agents used AI-generated content such as listing descriptions and 20% used AI daily, while 32% had not used it at all and only 17% saw a significant positive effect on their business. What works today: first drafts of listing remarks and emails, call summaries, after-hours lead replies, answering the business phone, photo cleanup, virtual staging and headshots.

The ad still goes out under your license. The Fair Housing Act bars any notice, statement or advertisement that indicates a preference based on race, color, religion, sex, disability, familial status or national origin, whoever drafted it. Describe the property, not the buyer you imagine for it. HUD withdrew its 2024 guidance on targeted housing ads on digital platforms, effective September 2025, but its notice says actions that break the Act remain subject to enforcement.

What an AI real estate agent can and cannot do

An AI agent can take you from "what can I afford" to a booked tour without a phone call: it compares listings, explains a price cut, estimates repair costs and, on rentals, lets you apply. It cannot represent you. Since August 17, 2024, agents who work with buyers through a realtor-association MLS must have a written agreement with you before you tour a home, so the tour a chat books comes with a person and a contract. Read what that agreement says about compensation before you sign.

Ask who the AI hands you to. One portal says every inquiry goes straight to the listing agent, who works for the seller; others connect you with an agent they partner with. Before you share your top budget, ask the person whom they represent.

AI real estate photo editing and the disclosure rules

Fixing exposure, white balance, straightening and cropping is fine. Changing what the property is starts to need a disclosure. California made that law on January 1, 2026: when a licensee advertises a home for sale with an image altered by editing software or AI to add, remove or change elements, from furniture and paint to landscaping, utility poles or the view from a window, the ad must say so on or next to the image and link to the unaltered original.

Everywhere, the realtors' association Code of Ethics requires its members to present a true picture in advertising and bars misleading images. Practice lags: a photo-analysis company's 2026 study of about 40,000 lead photos on the four big portals found signs of alteration in 10.8%, mostly replaced skies, and no visible disclosure on over 90% of those. For staged rooms, see virtual staging; for light and color, editing photos like a pro.

AI for real estate investors: fast numbers, checked twice

AI is good at the first pass: a rent estimate, nearby sales, taxes and a rough cash-flow sheet for a dozen addresses in the time one used to take. Treat every figure as a lead. The biggest portal's automated value estimate has a median error of 7.2% on off-market homes, which means half are off by more than that, about $29,000 either way on a $400,000 house, and the portal itself says the estimate is not an appraisal.

Chat assistants also fill gaps with plausible numbers when the data is thin. Ask for the source of each figure and check it against county records, the actual leases and an inspection. A deal that only works on the AI's rent estimate is not a deal. For the money side, see AI for investing.

real estate: quick answers

What is the best AI for real estate?

For finding a home, the AI inside the listing site you already use, since each one searches its own inventory; the picks above are all free to search. For agents, one general assistant for writing plus one paid tool for the job that eats the most hours, like phone answering or staging. None of them replaces the inspection, the appraisal or a lawyer reading the contract.

Will AI replace real estate agents?

Not on current evidence. The Bureau of Labor Statistics projects jobs for real estate brokers and sales agents to grow 2% from 2025 to 2035, to about 538,800, and the big portals describe their AI as support for licensed agents, not a substitute. What shrinks is the busywork: searching, scheduling and first drafts.

Can you use AI for property management?

Yes, for the front office: leasing assistants answer inquiries at any hour, book tours, log maintenance requests and send rent reminders. Keep a person on tenant screening. In 2023 a federal court held that a company selling algorithmic tenant scores is subject to the Fair Housing Act, and that case settled in 2024 for about $2.3 million.

Is there an AI apartment finder?

Yes, and for rentals it is further along than for buying. A large rental marketplace now runs conversational search for every visitor, and another portal's AI mode lets renters ask about pet policies, book tours and apply. Each one searches only its own listings, so try the same request on two sites before you decide nothing fits.

Are there free AI tools for real estate agents?

Yes for drafting: every big general assistant has a free tier that writes listing remarks, emails and social posts. Free personal tiers may use your chats to train models unless you switch that off, so keep client names, finances and contracts out of them. Paid agent tools earn their price on phone answering, lead follow-up and staging volume.
